Do your research on the area. Before signing any rental agreement, get the full postcode and type it into http://www.upmystreet.com/. It gives complete neighborhood profiles with average rents, average housing prices, crime statistics, even the professions and reading habits of a typical resident in the neighborhood.
And get a 6 break-clause written into your rental agreement so you're not tied to a lease for too long if you really want to get out of the building.
